Excavator demolished the old buildings next to Rodina Hotel (right)

Two buildings, left in ruins for years, were demolished today in Sofia. They are on “Totleben” Blvd., next to the “Rodina” hotel, and an excavator is busily clearing the ground for new construction. A 17-story building for offices and residences is planned, and the visa for its design was issued in March by the chief architect of Sofia, Zdravko Zdravkov. Only one of the buildings in the square survived today (September 26), but that too is likely to be demolished. They were built before the Second World War and bore the appearance of Old Sofia.

The owner of the property is the company “Belenski Invest” Ltd. with headquarters in Sliven. It is owned by Todor Terziev – 50%, Nikolay Borisov – 25% and Georgi Kostadinov – 25%. They are developing a business with dairy products, according to a publication of “Capital”.
The demolition of the old buildings, which are in the square between “Totleben” Blvd., “Georgi Danchov-Zografina” St., “Kiril Pejchinovič” St. and “Vladayska” St., started after the issue of the Plan by the “Krasno Selo” district for safety and health.
“After my suspension, several more visas were issued for the design of future constructions,” said Rosina Stanislavova, the suspended mayor of the Krasno Selo region on March 1. In her place, the Metropolitan Municipal Council, with the support of GERB and VMRO, appointed Rumen Rusev, a municipal councilor from Ataka, temporarily until the mayoral elections. He was also appointed temporary mayor of “Mladost” after the removal of Desislava Ivancheva.

Stanislavova challenged in court the first visa for the design of a new building on this site, issued in 2021. However, the court ruled that she, as a regional mayor, cannot challenge the decisions of Sofia’s chief architect.
Boris Bonev from “Save Sofia” also spoke against the construction of another tall building on “Totleben” Blvd. According to him, this will hide the “unique facade of the Rodina Hotel”. It was named as the tallest building in Sofia through the soca.
The construction of up to 22 floors of a building next to the “Rodina” hotel is allowed by the detailed development plan (DSP) of this area.
