It is unbelievable. The scissors in the housing prices in Sofia opened so much that the square in the ideal center of the capital hit 5,000 euros. These are properties that rarely come on the market, they are usually located in very specific places in the center of Sofia, they may also have historical value. Otherwise, the average value of a square meter in the ideal center is 3,000 euros.
But there are neighborhoods where one can buy a property for 1100-1200 euros per square meter. The average price for a property in Sofia is between EUR 1,600 and EUR 1,800 per square meter, according to brokers’ data.
The more budget neighborhoods are in the western part of Sofia – “Lyulin”, “Obelya”, somewhat and “Nadezhda”. The neighborhoods “Suhata Reka” and “Hadji Dimitar” already have higher housing prices, but still remain affordable. The more expensive areas are traditionally the south and the center of Sofia.
The high price range includes the Center, “Iztok”, “Lozenets”, “Manastirski Livadi – West”, “Boyana”, “Dragalevtsi”, and somewhat “Mladost” areas, which have become increasingly popular in recent years. In neighborhoods such as “Ovcha Kupel” and “Druzhba” housing prices are close to the average for Sofia.
